Next gate to watch: Power arranged.
Build odds is ArusGrid's reading of the public record, not a forecast, a rating or advice. It counts the gates this project has passed in public sources. Private progress does not show, a passed gate can be undone, and projects that pass every gate still stop. The method has not yet been tested against outcomes. How it works.
How Qatar approves, powers and taxes data centers is on Data center rules in Qatar.
Doha holds 4 active projects with 62 MW of planned IT load between them, and Meeza M-VAULT 6, 7 and 8 ranks first by planned capacity. Of those, 2 are operational, 1 is operational and expanding and 1 is under construction. No third party publishes a colocation vacancy rate for Doha, and ArusGrid does not estimate one.
Meeza has 1 other in Qatar tracked by ArusGrid, including Meeza M-VAULT 1 to 5 (Doha portfolio). It sits on the Meeza M-VAULT expansion campus. Named funding comes from Meeza on the equity side and Dukhan Bank as debt. No tenant has been disclosed, which is normal for colocation and says nothing about occupancy.
The build is phased. Phase 1 (6MW hyperscaler tranche) at 6 MW is financing closed; M-VAULT 6, 7, 8 combined at 44 MW is financing closed. The dated record runs from announced only on 28 October 2025 to past financial close on 29 July 2026. The money on record is QAR 1.6bn (about US$440m) as of July 2026, debt raised, which ArusGrid keeps out of capital totals.
The US export control position for advanced AI chips in Qatar, as of 27 September 2026, is recorded as “Licence required as enforced (Country Group D:4), no named authorisation found”. ArusGrid holds 10 public sources for this project, the latest dated 28 September 2026, and last checked the record on 22 October 2026.
Construction or financing is evidenced, or several independent signals agree. The rules are fixed and published on the Methodology page.
Reaching this stage requires a dated construction source, which corroborates the project on its own.
Meeza states the campus is designed for cloud and AI workloads and has signed 6MW (2025 to 10) and 8MW (2026 to 09) leases with an unnamed hyperscaler for AI and cloud workloads. Microsoft is the only hyperscaler publicly hosted by Meeza (M-VAULT 4), so Microsoft is the likely counterparty, unproven.
Nothing found in the public record. This describes the record, not the company, and it is not evidence that access was sought or denied. Criteria are published on the Methodology page.

Meeza's own release (QSE-listed issuer) announces an 8MW long-term leasing agreement worth over QAR 1bn with a global hyperscaler, its largest contract, at the upcoming campus. DCD's Oct 2025 piece on the earlier QAR 750m contract places the 6MW first phase in MV6 with later phases taking the campus to 44MW. Same customer description in both.
