TM Nxera Iskandar Puteri is a data center project in Iskandar Puteri, Malaysia, operated by TM Nxera (Telekom Malaysia + Singtel Nxera JV). It is under construction. It is planned for 64 MW of IT load.
Latest change on record: entered the record as under construction on 25 July 2024. Record last checked against its sources on 22 October 2026.
Next gate to watch: Tenant or own use.
Build odds is ArusGrid's reading of the public record, not a forecast, a rating or advice. It counts the gates this project has passed in public sources. Private progress does not show, a passed gate can be undone, and projects that pass every gate still stop. The method has not yet been tested against outcomes. How it works.
How Malaysia approves, powers and taxes data centers is on Data center rules in Malaysia.
Johor holds 43 active projects with 4,880 MW of planned IT load between them, and TM Nxera Iskandar Puteri ranks 24th by planned capacity. Of those, 3 are operational, 9 are operational and expanding, 11 are under construction, 1 is past financial close, 5 are at the land and permitting stage and 14 are announced only. Published colocation vacancy in Johor was 0.7% as of June 2026, on 897 MW of operational colocation capacity as counted by Cushman & Wakefield. Vacancy excludes hyperscaler self-build.
It is the only TM Nxera (JV) project ArusGrid tracks. It sits on the TM Nxera IP Campus. Named funding comes from Telekom Malaysia and Singtel (Nxera). No tenant has been disclosed, which is normal for colocation and says nothing about occupancy.
The build is phased. Phase 1 (64MW, first 20MW RFS Sep 2026) at 64 MW is under construction with a 2026 target; Phase 2 (136MW, acceleration under discussion) at 136 MW is announced. The stage was recorded as under construction on 25 July 2024. Power comes from Tenaga Nasional Berhad (TNB) through grid supply (reported, unconfirmed). Cooling uses direct liquid cooling.
Grid power for a large industrial user in Malaysia costs about US$0.14 per kWh as of July 2025, the country figure ArusGrid applies where a site has no published rate. The US export control position for advanced AI chips in Malaysia, as of 27 September 2026, is recorded as “No US destination-based licence requirement as enforced”. ArusGrid holds 11 public sources for this project, the latest dated 24 August 2026, and last checked the record on 22 October 2026.
Construction or financing is evidenced, or several independent signals agree. The rules are fixed and published on the Methodology page.
Reaching this stage requires a dated construction source, which corroborates the project on its own.
liquid cooling for AI densities (operator)
This country carries no US destination-based licence requirement for advanced AI chips as the rules are enforced today. Access is a commercial matter between the project and its vendors. Criteria are published on the Methodology page.
No US destination-based licence requirement as enforced · No US destination-based licence requirement as enforced (2026-09-27) source
No tenant disclosed. Most colocation leases are confidential, so this says nothing about occupancy. Not yet checked against second-order sources.
No figure has been announced. This range is 64 MW of planned IT load times a published benchmark of US$11.37 per watt for Malaysia, plus or minus 15 percent, with 10 percent more at the top for liquid cooling because the project is AI-positioned. It covers the building and its mechanical and electrical plant. It excludes land, grid works, servers and fees.
Benchmark: Turner & Townsend Data Centre Construction Cost Index 2025, as reported by Data Storage Asia. An estimate is never added to any total on the site.
No published price band exists for Malaysia, and ArusGrid does not estimate from the regional benchmark alone. What was searched is listed on the Colo prices page.
