Next gate to watch: Power arranged.

Your call. Will it be built?

Build odds is ArusGrid's reading of the public record, not a forecast, a rating or advice. It counts the gates this project has passed in public sources. Private progress does not show, a passed gate can be undone, and projects that pass every gate still stop. The method has not yet been tested against outcomes. How it works.

How Thailand approves, powers and taxes data centers is on Data center rules in Thailand.

Thailand, 2026-09-24. Thailand asked developers on 4 September 2026 to pause 49 data centres under construction and froze 117 pending approvals while it writes new rules, due by mid October. The government has said it cannot legally enforce the pause. No list of affected projects has been published, so no Thai project has changed stage on this basis. A separate data centre electricity tariff has been created with no rate set.

Where it sits

EEC (Eastern Seaboard) holds 21 active projects with 3,703 MW of planned IT load between them, and Gulf Edge Data Center 01 (GEDC01, ex-GSA03), Rayong, plus GSA Data Center 05 Samut Prakan ranks 10th by planned capacity. Of those, 2 are operational, 1 is operational and expanding, 9 are under construction, 7 are at the land and permitting stage and 2 are announced only. No third party publishes a colocation vacancy rate for EEC (Eastern Seaboard), and ArusGrid does not estimate one.

GSA (Gulf/Singtel/AIS) has 2 others in Thailand tracked by ArusGrid, including GSA Data Center Chonburi and GSA Data Center 1 (Bang Phli). It sits on the GSA 05 campus. Named funding comes from Gulf Development, Singtel and Advanced Info Service (AIS). No user of the capacity is on the public record as of 2026-10-01, after a check of operator, landlord, contractor, regulator and lender documents. Most colocation leases are confidential, so this says nothing about occupancy.

The stage was recorded as under construction on 8 May 2026. The money on record is THB 37.2bn (about US$1.2bn) as of January 2026, a government approval ceiling.

Grid power for a large industrial user in Thailand costs about US$0.10 per kWh as of July 2026, the country figure ArusGrid applies where a site has no published rate. The US export control position for advanced AI chips in Thailand, as of 27 September 2026, is recorded as “No US destination-based licence requirement as enforced”. ArusGrid holds 12 public sources for this project, the latest dated 14 October 2026, and last checked the record on 22 October 2026.

How well evidenced is it

Construction or financing is evidenced, or several independent signals agree. The rules are fixed and published on the Methodology page.

Reaching this stage requires a dated construction source, which corroborates the project on its own.

Who uses the compute

Checked on 2026-10-01. No user of this capacity is on the public record. ArusGrid read the operator's releases, the landlord's and contractors' exchange filings, regulator and lender documents and interconnection records. Most colocation leases are confidential, so this says nothing about occupancy.

Money at this site

Approved by a government investment agency, 2026-01THB 37.2bn (about US$1.2bn)

An approval figure is an incentive ceiling. It often covers a first phase and can exclude land or IT equipment.

The figure covers several facilities.

Colocation price per kW of IT load per month

No published price band exists for Thailand, and ArusGrid does not estimate from the regional benchmark alone. What was searched is listed on the Colo prices page.
