Your call. Will it be built?

Build odds is ArusGrid's reading of the public record, not a forecast, a rating or advice. It counts the gates this project has passed in public sources. Private progress does not show, a passed gate can be undone, and projects that pass every gate still stop. The method has not yet been tested against outcomes. How it works.

How Malaysia approves, powers and taxes data centers is on Data center rules in Malaysia.

Where it sits

Johor holds 43 active projects with 4,880 MW of planned IT load between them, and Princeton Digital Group JH2 ranks 4th by planned capacity. Of those, 3 are operational, 9 are operational and expanding, 11 are under construction, 1 is past financial close, 5 are at the land and permitting stage and 14 are announced only. Published colocation vacancy in Johor was 0.7% as of June 2026, on 897 MW of operational colocation capacity as counted by Cushman & Wakefield. Vacancy excludes hyperscaler self-build.

Princeton Digital Group has 1 other in Malaysia and 7 projects elsewhere in the dataset tracked by ArusGrid, including Princeton Digital Group JH1. It sits on the PDG JH2 (Eco Business Park, Mukim Senai). Named funding comes from Warburg Pincus, Ontario Teachers' Pension Plan and Mubadala on the equity side. No user of the capacity is on the public record as of 2026-10-01, after a check of operator, landlord, contractor, regulator and lender documents. Most colocation leases are confidential, so this says nothing about occupancy.

Grid power for a large industrial user in Malaysia costs about US$0.14 per kWh as of July 2025, the country figure ArusGrid applies where a site has no published rate. The US export control position for advanced AI chips in Malaysia, as of 27 September 2026, is recorded as “No US destination-based licence requirement as enforced”. ArusGrid holds 3 public sources for this project, the latest dated 24 April 2026, and last checked the record on 21 October 2026.

Checked on 2026-10-01. No user of this capacity is on the public record. Most colocation leases are confidential, so this says nothing about occupancy.

Money at this site

ArusGrid estimate, building costabout US$2.9bn to US$4.3bn

No figure has been announced. This range is 300 MW of planned IT load times a published benchmark of US$11.37 per watt for Malaysia, plus or minus 15 percent, with 10 percent more at the top for liquid cooling because the project is AI-positioned. It covers the building and its mechanical and electrical plant. It excludes land, grid works, servers and fees.

Benchmark: Turner & Townsend Data Centre Construction Cost Index 2025, as reported by Data Storage Asia. An estimate is never added to any total on the site.

Colocation price per kW of IT load per month

No published price band exists for Malaysia, and ArusGrid does not estimate from the regional benchmark alone. What was searched is listed on the Colo prices page.

PDG locates JH2 in Eco Business Park, Mukim Senai; seller not disclosed
Why we think so. PDG names the estate; attributing it to EcoWorld rests on EcoWorld being the Eco Business Park developer in Senai.
Industrial estateEco World Development Group Bhd (QUANTUM Edge, Eco Business Park, Kulai) · Apr 2026 Inferred by ArusGrid source ↗
The Edge names Princeton Digital Group as an existing occupant of EcoWorld's QUANTUM Edge park in Kulai. Plot size and price for PDG are not given.
Why we think so. The source names PDG as an occupant of QUANTUM Edge but does not name JH2. PDG's other Johor campus, JH1, is in Sedenak Tech Park, so the PDG site at QUANTUM Edge is taken to be JH2.
